North West & Central's Property team is at the heart of delivery Network Rail's ambitions for the railway:"to provide a safe, reliable and efficient railway fit for the 21st century" with our portfolio covering workspaces, town planning, land strategy, and driving commercial income from retail, business space and developments in conjunction with commercial partners
This will only be achieved by having a first-class property team at the heart of the planning and delivery process, focusing on strategic planning and land use.
Our role is to provide high quality professional property services to support the railway, delight our customers and stakeholders and help to reduce industry costs.
Providing high quality professional property services to North West and Central Region infrastructure projects including temporary and permanent acquisitions and property advice. The role involves providing property support to projects from initial optioneering through to project close out.

Contribute to effective asset management through land and project property strategies.
Undertake valuations, negotiations, service of notices, instructions for rent reviews (if, and when, applicable) for tenancies, Licences, easements and other appropriate property interests together with any necessary permanent acquisitions.Liaise with Network Rail's solicitors and external solicitors as appropriate.
Assist in the undertaking of Network Rail's obligations including liaison with project teams and landowners.
Deliver good quality estate management to minimise risks to Network Rail's Infrastructure.
Manage credit control, service charges and occupational issues and queries on a day-to-day basis.
Contribute to the identification of investment and revenue opportunities to maintain or enhance the physical quality and improve the revenue potential of the estate.
Manage completion of required documentation in a satisfactory and timely manner.
Assist in the management of property so that it is in compliance with statutory legislation, best practice and professional principles.
Develop and maintain appropriate liaison with project teams, contractors and third-party landowners.
To be considered for this role you must have;
Educated to degree level or equivalent
Will have or will be Training for MRICS qualification
Strong negotiation skills
Positive and proactive team player
Full driving licence
