Scope of the Role:

The Area Coordinator will be part of the team responsible for the project execution for all of the following disciplines. These are Mech Dry; Mech Wet; Process; Bulk; Waste; PSSS; Electrical Distribution; various ELV systems and Sprinkler. This role will report to the Construction Manager, and in conjunction with that person you will set specific goals for your elements of the project that align with the overall project objectives. Your role is primarily to ensure that the project is actually built in accordance with the scope, schedule and budget as set out in the overall project programme. While the Senior Construction Manager is the manager for a given scope, your job is to complete the “on the ground coordination” of the trades associated.

Given the size and complexity of the project, collaboration across all of the disciplines is key to our success, and as such you will not only need to take direction from the Construction Manager, but you will need to interact with all other packages in developing and implementing the construction plans. You will be the one that that works closely with the trade’s personnel, ensures that all works are carried out in the most efficient manner, and in line with the project schedule. Identifying and removing constraint is a key aspect of this role.

In this position you are required to deliver the scope of work as described in the design documents/specification, within the allotted budget and ahead of schedule.

Key responsibilities of the role:

  • Work in conjunction with the project team to deliver the scope in a collaborative manor.
  • You will be the primary driver on the ground of the Weekly and daily work plans, this is a leading role and a critical requirement to drive productivity.
  • Quality and Safety start with you, it is imperative for you to be a leader in these areas of your management. Benchmarks will be set and measured against.
  • Work with the Foremen within your area to ensure that all works are coordinator and planned in conjunction with other companies within the area, to deliver a safe and productive weeks work. Advanced planning is an essential activity required. The objective is to have four week of constraint free work.
  • Liaise with other trades working in the same area to ensure that all works are coordinated, and that work can be carried of safely and productively.
  • Produce and present a weekly report.
  • Complete the weekly report to the Senior Construction Manager to include the key items from the Foreman Report plus the following:
  • Completed Incident / Accident Reports.
  • Schedule Update: Planned V’s Actual.
  • 4/6week Pull Plan
  • Manage the process to achieve an Approved Weekly Work Plan for all work with your area.
  • Manage and run White Board meeting daily
  • Record and action constraints
  • Highlight all delays/disruptions to planned activities to ensure risk are controlled/mitigated or if need be claimed for.
  • Coordinate works and handover between the different shifts (Night/Day)
  • Monitor Foreman’s daily Labour tracking sheets. Work with planning to ensure head count and heat map for area is not exceeded. Ensure all activities take social distancing into account.
  • Work with other construction managers to ensure resources are working efficiently.
  • Set up; coordinate and manage weekly project meeting to include Foremen Safety Advisor; QA Eng; Eng; BIM and any other key individuals required to ensure productive meeting.
  • Ensure all actions from the meeting are recorded and closed out for the next meeting. Minutes of meetings are to be recorded with associated actions designated to owners with responsibility to close out.
  • Ensure any Subcontractors working for you in your area are working to the agreed schedule and all works are included on the WWP
  • Subcontractor Project Manager or Supervisors should attend weekly site meetings as required. They should also issue weekly report similar to the Foreman’s weekly report.
  • Manage the completion and sign off your area or system or if beneficial sections of your area or system snag free with all associated documentation and certification prior to the commencement of commissioning and start.
  • Liaise with Integrated commissioning team to close out and sign off completed area or system.
  • Work with key Personnel in both the Project Integrator and Client’s Team to deliver good relationships to ensure repeat business both from Client and Project Integrator.
  • You must ensure that all foremen and trade teams under your control understand the objective and targets to be achieved week on week.
  • Understand and work within the following software; Excel; P6; BIM Viewer; EIDA; BIM 360 and Power BI.


  • Role model all aspects of working in a safe manner.
  • Understand and implement all Covid-19 prevention measures
  • Safety indicators will be reviewed weekly across all of your supervisors and foremen in line with the overall project goals. You are specifically required to ensure that the people under your leadership meet and beat all safety goals.

Project Controls Skills

  • As an Area Coordinator, you are responsible for the construction of your scope in its entirety. As such, you must demonstrate a full and through understanding of all elements of the project delivery:
  • You must understand of the scope under your control, and put in place plans to deliver the same:
  • Start-up and ramp; execution; ramp down.
  • Scope change control.
  • You must understand the schedule for your scope and ensure that you are monitoring the progress in line with the overall project indicators. You must ensure that the project is in control at all times.
  • You must contribute to deliver the margin on your section of work:
  • Your labour hours S/E must be delivered across the project at 0.95 or better.
  • Quality and safety indicators must be reported in line with the overall programme indicators and must reflect the performance of individual foremen and supervisors. These indicators must be reviewed with all supervisors and foremen weekly. Your quality goals are the same as the overall project.

  • Must work well within a team and be able to collaborate with others
  • Strong communications skills, both written and oral required
