Brief Description

A great opportunity to join the newly created Commercial Asset Management team in the Wales and Western Region. Your role as Technical Surveyor is to provide support to the Senior Surveyor in order to maximise income generation from the portfolio and to support the growth of freight use across the region's network. The varied role will include everything from team admin, day to day tenant and property management and surveying activities.

Contribute to the management of the portfolio to include the delivery of optimal rental income, tenant credit control, the rent review process and the safety inspection programme all to a professional standard of customer service.

About the role (External)

Key Accountabilities

    Contribute to the maximisation of the income potential of the portfolio through the rent review, lease renewal and letting processes.

      Undertake valuations, negotiations, service of notices, instructions for rent review and lease renewals for approval.Liaise with Network Rail's solicitors and external solicitors as appropriate.

        Assist in the undertaking of Network Rail's obligations as a landlord including enforcement of tenants' covenants and the inspection of all properties so as to minimise risk to Network Rail's operational infrastructure.

          Assist with the Letting Programme on the portfolio by managing the letting website and the Customer Relationship Management System.

            Assist with the management of tenant credit control, service charges and tenant issues and queries on a day-to-day basis.

              Complete required documentation in a satisfactory and timely manner.

                Provide support for administrative tasks as required / directed including the raising of Purchase Orders .

                Essential

                  Educated to A level or equivalent

                    Good negotiation skills

                      Good communication skills

                        Positive and proactive team player

                          Highly organised

                            Strong attention to detail.

                            Desirable

                              Training for TechRICS / RICS qualification

                                Evidence of Property Management experience

                                  Evidence of experience in Rental Valuations

                                    Full driving licence
