About us:

This newly created role sits within the Commercial Estate team of North West & Central.Our regional estate has over 350 properties and consists of arches, industrial buildings, retail shops, rafts and various easements & rights of way.Our Commercial Estate portfolio is full of variety, with unique and vibrant spaces that inspire creativity and entrepreneurship. Our core tenant base is small and medium sized enterprises, with a diverse range of uses from bakeries to microbreweries, leisure to gourmet eateries.These tenant businesses have a crucial role in the protection and enhancement of the railway infrastructure, by creating viable and sustainable uses that benefit both the users of the railway and the communities that they sit within.

About the role (External)

About you:

You can make a difference.As a surveyor working in our team you will be pro-active, customer driven and have the commercial acumen to realise the opportunities to develop and enhance the portfolio.You will focus on the core essentials of managing the portfolio - new lettings, rent reviews, lease renewals, reducing voids and statutory compliance - but will have the opportunity to develop your experience and provide property support and guidance to our regional colleagues.You will be training towards, or already be, MRICS qualified and will be a positive and engaging team player.

Key Accountabilities

    Contribute to the maximisation of the income potential of the portfolio.

      Undertake valuations, negotiations, service of notices, instructions for lettings, rent review and lease renewals.Liaise with Network Rail's solicitors and external solicitors as appropriate.

        Contribute to the identification and delivery of capital expenditure projects and revenue opportunities to maintain or enhance the physical quality and improve the revenue potential of the estate.

          Assist in the undertaking of Network Rail's obligations as a landlord including its inspection programme and enforcement of tenants' covenants.Assist in making certain that all properties are maintained to minimise risk to Network Rail's operational infrastructure.

            Deliver good quality estate management of let and void properties to minimise risks to Network Rail's Infrastructure.

              Manage tenant credit control, service charges and tenant's issues and queries on a day-to-day basis.

                Manage completion of required documentation in a satisfactory and timely manner.

                  Assist in the management of the property portfolio in compliance with statutory legislation, best practice and professional principles.

                    Develop and maintain appropriate liaison with contractors, local authorities and within Network Rail to deliver effective management of the portfolio.

                      Undertake the role of Client Representative under CDM Regulations on behalf of Network Rail in line with company standards.

                      Job Skills, Experience and Qualifications


                        Educated to degree level or equivalent

                          MRICS or other relevant professional qualification

                            Strong interpersonal skills

                              Proven high level negotiator


                                Commercial and or Operational railway industry experience

                                  Full driving licence

                                    Well-developed Property and Asset Management skills

                                      Good at developing and maintaining strong commercial relationships in a customer service environment

                                        Excellent presentation and communication skills

                                          Knowledge of the built environment including CDM
