The Eastern Region is made up of four routes - Anglia, East Coast, East Midlands and North & East - and the Property teams are aligned to a specific route or geographical area within the Region. The teams provide the region with a high-quality professional service maximising returns and efficiencies from a diverse portfolio of assets, generating capital receipts that can be invested back into the railway as well as ensuring the safe operation and improvement of the railway by acquiring access rights and land.

Brief Description

As a Strategy and Sales Surveyor your role will be to assist the Senior Surveyor to create and implement effective and efficient estates strategies to support operational delivery.Effective property review and liaison across the business to assess current and future property requirements is fundamental, together with a track record of rationalisation and restructuring to maximise efficiency and operational benefit. The role will also support the sale of surplus assets and Station Improvement schemes as well as identify shared value opportunities.

We are seeking a commercially driven, proactive Chartered Surveyor with strong communication, presentation and negotiation skills who has a demonstrable track record of successful asset management and restructure within large portfolios along with experience in property disposals. Whilst you'll be supporting the Senior Surveyor, you'll also have your own portfolio of cases to deliver to agreed targets.

The role will be based in Stratford and will be aligned to the Anglia route with potential travel throughout the wider Eastern Region.

About the role (External)

Key Accountabilities

    Assist with the development and Implementation of effective office, depot and access point property strategies to support operational delivery in the Anglia Route.

      Support the review of all operational and non-operational land and buildings to identify opportunities for the disposal of surplus assets and help deliver a challenging capital receipts programme for the next 5 years.

        Collate base data and help implement an asset management system to improve performance and reduce cost.

          Prepare detailed reports and present these to senior management and the Property Panel.

            Work in conjunction with the development team to deliver complex Station improvement schemes.

              Assist with the Implementation of a regime of property performance management

                Deliver a range of complex professional property services including acquisitions and disposals.

                  Undertake negotiations of complex and substantial projects to an agreed budget.

                    Develop and maintain effective working relationships with internal colleagues, consultants and external bodies to ensure an efficient and effective delivery of the client remit.

                      Support the wider team including the management and training of junior team members.

                        Increase Property's contribution to the cost of the company's rail operations by contributing to a property service that delivers business objectives to maximum efficiency taking account of cost savings, income generation, asset management and customer service.

                          Actively support the development and implementation of a safe working environment through safety leadership, cultural change programmes and a safe rail system.

                          Essential

                            Educated to degree level or equivalent

                              MRICS / FRICS qualified

                                Wide range of General Practice and Estate Strategy experience

                                  Excellent communication and influencing skills

                                    Proven negotiation skills at a senior level

                                      Proven experience of managing complex property transactions

                                        Experience of stakeholder management

                                          Strong presentation skills

                                          Desirable

                                            Understanding of the rail industry and rail legislation

                                              Full Driving Licence
