Network Rail is one of the largest land and property owners in the country and the Property team is responsible for generating sustainable income from the estate for re-investment in our rail infrastructure. This includes management of our workplaces, maximising commercial income and profit, and optimising capital receipts and station improvements from the development and disposal of surplus properties and land. All proceeds from commercial activities are reinvested in the operational rail network.

We are a 70 strong team who manage commercial activities at the largest 19 stations in the UK and we are looking for an Asset Manager who will be responsible for managing high value retail units and offices, delivering the strategic vision for each station through development and asset management, whilst providing a great customer experience.

Brief Description

The role provides an exciting opportunity to maximise the income potential of a portfolio which includes Charing Cross, Cannon Street and London Victoria Stations along with Victoria Place Shopping Centre, through active asset management, the identification of investment opportunities and an excellent level of property management whilst minimising the risk to Network Rail's operational infrastructure.

About the role (External)

The ability to drive income growth through the identification of Portfolio Plan strategies and the delivery of the letting and review programme is essential. The successful applicant will need to be self-driven and able to work independently as well as collaborating with of a wider team

The role includes the following key day-to-day responsibilities:

    You will manage and maximise the income potential of the portfolio. Implement strategies to maximise property income and minimise future maintenance costs.

      Lead on tenant negotiations & identification of new investment opportunities.

        Undertake the Network Rail obligations as a landlord including enforcement of tenants' covenants.

          Make certain that all properties are maintained to minimise risk to the company's operational infrastructure.

            Find opportunities and support an investment programme to maintain and improve the portfolios' asset value and condition.

              You will play a part in the development and implementation of Network Rail's estate management policies.

                Responsible for the property portfolio in compliance with statutory legislation

                  Develop and maintain appropriate relationships with property market professionals, contractors, local authorities and within Network Rail to effectively manage the portfolio.

                    Develop and implement approved income budget for the portfolio.

                      Complete all documentation in a satisfactory and timely manner.

                        Communicate effectively and consistently with all parties involved in the property management process thereby maximising profit.

                          Undertake the role of Client Representative under CDM Regulations on behalf of Network Rail in line with company standards.

                            Be responsible for the management of contractual relationships with managing agents, rating advisors and legal representatives in order to protect the asset and ensure the compliance with statutory legislation, best practice and professional principles to improve profitability and fulfil budgetary and company obligations.

                            Are you?

                              Educated to degree level or equivalent

                                A Member or Fellow of the Royal Institution of Chartered Surveyors

                                  With demonstrable achievement of meeting profit targets within a competitive environment

                                    Experienced at a senior management level in asset management shopping Centres

                                      A proven high-level negotiator

                                        Having excellent presentation and communication skills

                                          With proven line management skills

                                            And have experience of managing external clients and stakeholders
