Our extensive & diverse portfolio includes prime retail units, freight sites, business space, offices & depots. The property team provide a range of professional services including, Town Planning, Compulsory Purchase, Land Strategy, Development, Landlord & Tenant, Acquisitions & Disposals.

Brief Description

As a Senior Surveyor your role is to lead a team to create and implement effective and efficient Estates Strategies to support operational delivery. Effective property review and liaison at a senior level to assess the current and future requirements is fundamental, together with a track record of rationalisation and restructuring to maximise efficiency and operational benefit.

The role will be based in Stratford with travel throughout the Region.

Key accountabilities

    Develop and Implement effective office, depot and access point property strategies to support operational delivery in the London North East & East Midlands Routes.

      Review all operational and non-operational land and buildings to identify opportunities for the disposal of surplus assets and deliver a challenging capital receipts programme for the next 5 years.

        Collate base data and implement an asset management system to improve performance and reduce cost.

          Prepare detailed reports and present these to senior management and the Property Panel.

            Work in conjunction with the development team to deliver complex Station improvement schemes.

              Implement a regime of property performance management

                Inspire and lead a team of property professionals.

                  Deliver a range of complex professional property services including acquisitions and disposals.

                    Manage negotiations of complex and substantial projects to an agreed budget.

                      Develop and maintain effective working relationships with internal colleagues, consultants and external bodies to ensure an efficient and effective delivery of the client remit.

                        Provide leadership on a range of property issues and provide support to the wider team including the management and training of junior team members.

                          Increase Property's contribution to the cost of the company's rail operations by managing a property service that delivers business objectives to maximum efficiency. taking account of cost savings, income generation, asset management and customer service.

                            Actively support the development and implementation of a safe working environment through safety leadership, cultural change programmes and a safe rail system.

                            Essential

                              Educated to degree level or equivalent

                                MRICS / FRICS qualified

                                  Wide range of General Practice and Estate Strategy experience

                                    Excellent communication and influencing skills

                                      Proven negotiation skills at a senior level

                                        Proven experience of managing complex property transactions

                                          Experience of stakeholder management

                                            Strong presentation skills

                                            Desirable

                                              Understanding of the rail industry and rail legislation

                                                Experience of working within multi-disciplined Infrastructure Project teams

                                                  Full Driving Licence
